There are restrictions on foreigners buying real estate in Anguilla. They must be granted an Alien Landholders License by the government, a fairly straightforward process involving an application, a bank reference and other documentation. Far from being a formality, the process is taken seriously by the government, though most applicants are granted a license,

Foreigners seeking to buy undeveloped land are typically restricted to parcels no bigger than half an acre, though there is some room for negotiation in the case of those seeking to construct larger buildings.

Most home buyers use a lawyer, which typically costs about 1 to 1.5 percent of the home’s sales price, she said. Anguilla has a hefty stamp duty of 12.5 percent for foreigners on top of a 5 percent transfer tax, a large chunk of money that agents said is offset in part by minimal property taxes.
