Two of Estonia's more than 1.500 islands were listed on the world's largest private islands dealing real estate portal Private Islands Online, Postimees reported on Wednesday.

Since then, one of the islands, or islets by Estonian standards, has disappeared from the site. However, Hõra island, or Hõralaid, off the coast of Hiiumaa is still on sale for 999,000 dollars.

If the date of the article is correct, then the island has been on sale since since 2015.

If after 5 years later a buyer comes with the cash, then we can totally imagine some room for negotiation.

We can totally imagine the:

1. $1m sale price and $200k investment into business
2. $800k sale price and $200k worth of equity

Both options seem plausible. The legal and ownernship structure to be discussed with the committed investors.
