Essentials
$35k is the minimum possible take-home amount to account for getting a space, and paying for everything up to the first month's rent. That needs to be $35k after the cost of fulfilling rewards, the payment processor's take, and so on.
That $35 just buys us a place, not any buildout, renovations, or gear. It only covers the first month: we need to have a plan in place for the second month before we put down our deposit.
